becvio (becvio.com) — free cap rate, BRRRR, cash-on-cash, DSCR, and PITI calculators with market data for 80+ cities. Calculator.net rental property calculator — good for quick IRR and cash flow projections. BiggerPockets rental property calculator — decent but limited to 5 free reports per month.
For Market Research
Zillow and Redfin for comparable sales and rent estimates (use both — they often disagree and the truth is in the middle). Census.gov for population trends and demographic data. BLS.gov for local employment and wage data. City-data.com for neighborhood-level crime stats, school ratings, and demographics. All free, all essential for evaluating a market before you invest.
For Rent Estimates
Rentometer (limited free searches) gives you rent comps by address. Zillow Rent Zestimate provides algorithmic rent estimates. Craigslist and Facebook Marketplace show you what's actually listed (and how long it's been listed — stale listings indicate soft demand). Always cross-reference at least two sources. Zillow tends to skew 5-10% high in many markets.
For Portfolio Tracking
